To those who are pros in creative financing...When it comes to subject-to financing...Am I assuming the loan in place or just paying the payments to the seller? Thanks!

I am really interested in learning about renting out individual rooms out to professionals and possibly students, under one roof. Not sure the term of this strategy.

What books or other resources do you recommend to learn this strategy?

Hello Hello Successful People of Bigger Pockets,

So, I have heard of being able to move monies that are in Retirement Accounts/Roth IRAs in to Self-Directed accounts in order to use those said monies to invest in real-estate without penalty. However, finding a company/platform that actually supports that, seems to be difficult. Is there anyone who can give me more guidance on this topic?
