@Caleb VanTimmeren Managing large Multi Families for many years. Here is our process.

1- hire a professional pest control company

2- have the company provide you a prep sheet for the tenant ( basically these are the things the tenant is responsible to do prior to the treatment) so the company can successfully treat the infestation

3- give the tenant the pre sheet AND 24hr notice to enter this the date the treatment will take place and keep copies in their file

4- have pest control treat on said date. Pest control can also document with pictures the state of the prep. Document pictures in file if resident did not follow instructions

5- I’m in CA so we do this three times and if the resident had still failed to do their part in fixing the issue we then have grounds to evict with sufficient reason
