I'm with you.  I live in Los Angeles and can't find anything of value here.  No cash flow at all.  I would love to go out of state but just don't know other parts of the country.  If you find an area that looks promising please let me know.

I am having a hard time finding an income producing property in Los Angeles, CA.  The property in this area would not increase much I would not count on it.

Thank you for the numbers.  This is my first and as most people in the beginning I seem to be in the analysis paralysis stage.  I'm having a hard time finding any properties that would cash flow.  What are you seeing now?

Thank you for your advice.  I will take a look.  I don't think that there is rent control in San Bernardino County but I will check on that.  I would not be able to raise rent that much right away but maybe in $50 increments.

I agree.  The properties in Los Angeles are high.  I have only lived in Los Angeles and do not know other cities thus do feel that for my first investment I would be more comfortable somewhere within driving distance of my house.  This is about 2 hours away from me but some of the lower priced properties for Los Angeles.

Hi everybody, 

I'm hoping to get some advice on a 4 plex that I'm considering.

It is located in a C- (do not go there at night neighborhood) of Los Angeles.  All units are 2 bed 1 bath.  The property has been maintained by the property management, relatively well taken care of.  Long time tenants.  Asking price is $345,000 each unit is renting at 700/month (total $2800).  The owner pays for water $100/month and trash $100/month.  I would need to add management (250), taxes (270), insurance (150), vacancy rate, and maintenance.  The rent is under market, an apartment 2 building away is asking for 900/month.

Can you please help me!

Hi my name is Marina

I have a question on the process of getting a VC.  For example:  I'm looking at properties that I think would be good for fix and flip in Los Angeles because that is where I live.  Now the properties here are expensive and I don't have enough money saved for a hard money loan at 20% down and the rehab.  If a house is 500K then I need 100k down, 2pts, holding cost, and money to fix the place.  That would be 150-200k. 

So my question is:  Do I look for a property, put an offer, get accepted and then look for a VC (someone to invest with me or private money).  Or do I find a VC and then look for a property?

If I find the property firs and then look for VC and I can't find one in time to close what do I do?  I wouldn't want to be in the situation that I have a property with an accepted offer and can't close on it because I don't have enough cash in my bank.

Please help I'm stuck.

I hope I have not confused anyone but at this point I'm very confused myself.

I'm looking at a property in Daytona Beach Florida.  It sounds like a good deal but I'm not from the area.  I live in Los Angeles and wanted to find out if Daytona Beach is a good area.  Can someone please give advice on the area.  Maybe which parts a good and which are not.  Also if its an A, B, C, or D area.
