I'm looking to build an ADU on my property that is an R2 lot in Inglewood, CA. I've have two proposals from two companies that do this type of build. One come out to $250/sq ft and the other is at $300/sq ft. I've done rehab before and know how to cut costs there but have never built from the ground up. These both seem somewhat high though considering I'm not trying to build anything too fancy or custom. Ideally I would like to build a new construction that's smart and functional that I could then rent out not a palace. These proposals include permitting and planning fees. Am I expecting too much to go lower than $250/sq ft? Is that even possible in a market like LA? Any advice would be greatly appreciated!
