Hey Jordan, I’m an out of state investor BRRRRing in Memphis. What has been working great for us is having an experienced project manager in the area. Stephen Akindona at KAIROS REALTY has been invaluable for us and saved us from alot of bad decisions and wasted money. I would re run the numbers and see if it makes sense to see the project through or to let it go as is, numbers won’t lie. If you choose to continue, a project manager would relieve alot of headaches

Hey there, I am a new out of state investor (live in Boston MA, invest in Memphis TN) myself that is currently in the process of a BRRRR. I think your approach is very strategic however be wary of trying to find the "prefect" market as it may leave you paralyzed. Those are all good markets you mentioned so I would pick one, any one then start working on your core people as they are the ones that will make out of state investing heaven or hell. Be honest, know your numbers and work with good people and you will be fine in which ever market you choose.

@Demarcus Crump Hey, I would go about looking for somewhere to rent in the area that the deal is being analyzed. Find a property as close as possible in terms of distance apart, class neighborhood, size, and anything else that would impact the rent.

Rentometer

Zillow, realtor, redfin etc

Agents

Property Mangers

Craigslist

Local Listing

Local facebook groups

If you want to know what tenants are paying, then “be a tenant” put yourself in the Tenant’s shoe and look for a place to rent to see what everyone else is paying and offering.

Hey BP community, my partner and I are trying to purchase our first deal in 2020. Started building our core 4 but still missing a key element, a LENDER. Now i know there’s alot of lenders out there but we have been having trouble finding someone who can help or advice us in our situation.

Partner 1 - Tip worker, makes decent income in cash but low income as it relates to a w2

Partner 2 - Self employed. Again more cash than cheques

Both credit scores are above 750 and can comfortably save a combined 60k yearly to invest in our desired market (Central Florida).

Any lender that can advise us accordingly on how to get approved for a loan or are willing to work with us that would be greatly appreciated!
