How does one get approved from this type of funding?  Do you guys know the requirements?

When wholesaling properties I have heard of using transactional funding the day of closing.  This in theory would allow you to purchase the home you have under contract in one room, assign it and have your assignee sign in the room next to you.  Sounds very very good but are there people or lenders actually doing this?

So with a lease option the deposit is refundable?

but how is the obligation enforced in a lease purchase???

Can someone explain the difference between a lease purchase and a lease option for me?  I can't distinguish a difference between the two?  There seems to be no definitive definition for either.

It depends on the terms.  We have a lot of different options when it comes to bridge financing.  How long of a term do you need and have you flip any homes previously?

I personally see little value in getting licensed if you're going to do less than 5 deals a year.  We just use the listing agent to represent both sides then use the commissions that would be paid to a buyer's agent to lower the sales price.  

If you want another revenue stream of listing homes for others then it makes more sense.
