I'm finding that listed properties have razor thin margins at best, but are usually bad deals. I don't think your plan will work as-is.

I think I understand most pros and cons to having your own RE license as an independent investor. But are you usually required to pay a fee or commission to the brokerage if you purchase a property directly from the owner off-market but have an RE license?

I lost out on the deal to a cash buyer who bid a similar price. Thank goodness I'm looking at it with an investment frame of mind or I might have developed an emotional attachment and started to regret bidding a fair value, or worse yet, been stuck with the winner's curse. So long and back to the hunt!

I'm just getting started with real estate here in Seattle. I recently found this site and its already been helpful. I'm currently working on a deal where I would be owner-occupant. The property would serve the dual purpose of an upgrade home and provide rental income.

Over time I expect to try a number of approaches to see what suits me and the local market best.
