Have you had success with Bank of America?

It would be near impossible to tell which one would benefit you most. I would advise paying off which ever one has a higher interest rate.

Like other people have mentioned, a local title company is the best bet.

I've only heard of bad experiences when it comes to HomeVesters.

The few Bear Stearns properties I've bid on, the banks been very prompt and actually enjoyable to do a deal with. But this was in Phoenix though.

I just completed a short sale in 2 weeks. This is by far the fastest a bank has ever moved in my experience. Like other people have mentioned, the banks are being a little more efficient and cooperative.

You should have no problem getting this from a hard money lender. Best route in my opinion would be to get together a pool of private money lenders that are at your disposal.
