Thanks for the feedback, Albert. "4" does seem to be the magic number for us. And I believe commercial financing generally comes with a higher interest rate -- along with more stringent qualification requirements, though that is not necessarily a bad thing.

We plan to finance so as not to tie up our capital and allow us to keep buying properties.

Greetings, BP community.

It’s time to get serious. My wife and I have been saving capital for the last few years, wondering what we should do with it to make it grow. Our short term goal is to purchase a 4-plex, as we can finance it with a residential loan. We are open to other investing opportunities, but that’s our best plan so far.

I work as a software engineer and am hoping to network with folks on BP who have the real estate knowledge that I lack. What I have to offer is: A) 20 years of software development experience, and B) investment capital.
