I live just north of Atlanta in Marietta. I am a newbie to REI & a 3 day newbie to Bigger Pockets, site looks awesome so far, lots of great info!!

I have been researching the Atlanta area trying to determine if it's feasabile to do a few lower cost flips to build up some capital, so I can make a living @ it locally rather than travelling all the time. Would really like to network with anyone doing the same in the Atl or with similar interests. Have been looking primarily around the east point area. Any good leads on contractors etc would be appreciated as well.

I have a number of projects that I am involved in with a group other investors out of state.

I appreciate your analysis, I think it will come in very handy as a newby to REI. Where would you work rehab costs into your formula? do you mind sharing what your actual rehab costs for each project?
