So I found that the usual closing costs in the area range from 4-7%, so I recalculated with closing costs of 7%. Also, I saw that PMI insurance is usually needed for properties with a down payment of under 20%, and I calculated using a 25% down payment. However, the COC is still pretty low and like you said ARV is less than what would be paid so its not a good deal. Thank you very much for your feedback and I wish you the best in everything!

Ok thanks I'll look deeper into the closing costs rate in the area and get in contact with a lender and the agent to see what it will most likely be. I appreciate the feedback and will take heed to your advice!
