If I had a First Lien Position on a seasoned Note (2yrs) in San Antonio, Texas with a $57,000 balance at 12% interest would anyone would be willing to lend $35,000 at 9% interest for 3 years using my First Lien Note as Collateral/Hypothecation?

Hi Bob - If you are considering Real Estate Notes, my wife and I originate them in San Antonio. We have one currently that is a First Lien Position, seasoned 2 years with a lending amount of $35,000 at 9% interest. Looking for an investor willing to commit for 3 years.

Why are Credit Unions OK with Collateralization/Hypothecation of a note but most lenders are not?

Does anyone use an IRA to invest in Real Estate Notes. If yes, how has been your experience and what kind of returns are you getting. Is any one of the SDIRA companies better than the other in your experience.

Hi - Looking to team up with someone who wants to drive for Dollars here is San Antonio. I drive and you would note things downs and help make calls/research. 

I buy 1-2 houses per month and love finding them direct from the owner. Some of the best deals I have found driving neighborhoods. The houses I look at are in working class areas usually on South & West sides of town. 

Have paid $12-15 per hour before for help like this. 2-3 hours per day 3-5 days a week to begin with.

Would agree with the Denver Heights area and the Promise Zone. Many of the investors that I work with are buying up properties around and between St. Philip's College and the Alamo Dome. Just sold one in that area this week for 29k to a landlord so you can still pick them up for a reasonable price.
