OK just to clarify the house in my sons name were both living here now and plan to stay here we moved in maybe 2 months ago I homesteaded that place in my kids name as of this year. We closed on it last year and already got the 8K check

The other place is in my name I've owned that place maybe 20yrs and its still homesteaded in my name as of this year no ones living there now just getting ready to rent it.

I called the county property tax office a while back and talked to what seemed to be a very knowledgeable girl. I laid my scenario out to her and she said I can re-title the house in some particular way in both me and my sons name then I'm allowed to take the full homestead in my name. I can't recall exactly the way she said i need to title it she said best to talk to a attorney on that.

What I'm not sure about is what affect that will have on first time buyers credit rule if that will trigger the rule saying you have to pay the 8K back.
The way I read it it says you have to live in the place for 3 yrs as a primary resident or you have to pay the 8k back is all ?

What do you think is the right way to go here ?

Trying to figure out what my best option is here's the situation

Own a small 3 2 home in south Florida in my name for almost 20yrs because I've owned for so long my taxes are extremely low around $800 a year.

All homes in the development are the same. A county tax search shows resent purchased properties in that development people paying as high as 3-4K taxes a year for exactly same house I own

Last year I bought a foreclose property put it in my sons name to collect the $8000 first time credit. Living in the foreclose property now plan is to rent the old place out.
Once i rent it i loose my homestead.

Florida has a property tax portability law that allows you to carry a percentage of your old homestead exemption from one house to another. Since I lived in the old house so long I have a lot of portability built up that i want to port over to the new house next year just trying to fiqure out the best way i can do it

Problem is the house in my kids name and the first time home credit rules say the property has to stay in my sons name for 3 yrs or have to pay the 8K back Once I rent the old place I loose 20yrs of portability

That's my dilemma looking for the best possible solution ?

I have my first rental all cleaned up painted and just about ready rent. Being this is my first experience at landlord and after spending the last few days reading around this Rental-Property forum about all the problems and issues that I open myself up to I've started to feeling a bit over whelmed nervous and could sure use a little help getting started on the right path so I can get the job done.

I'd like to list the place on Craigslist but really can't list it till I have all the proper forms on hand. I searched around
searched around the Landlord Center on the left but really can't find decent rental application there.
I know I'll need a rental application but are there other forms I'll need also ?

The place is a small 3br 2bath in south Florida.
Its in a community with a HOA and pool where all the places are the same so i know what others are renting for there.

Hope i can get the help i need here to actually get the job done and rent the place

I just bought a foreclosure in South Florida
I don't know if its connected to but I just filed for Homestead on the place and got this Real Estate Sales Verification Survey from County Property appraisers office asking me questions like.

In your opinion does the sale price reflect the true market value ?
How to answer that If i answer yes will they hold me to it will it affect my taxes ?

Were there any special conditions affecting the sales price ? Like foreclosure or short sale

Then they asking me for a copy of the HUD settlement Statement if available
Should i give them a copy of it ?

Looking for anyone familiar with the process don't want to do anything that could affect my property taxes making them any higher

I'm getting quotes around $300 a square here in South Florida for a 35 square roof

I'm trying to find a way to cut corners like maybe pulling the permits myself then find a good surplus or whole sale supplier buy the material on my own then get quotes for just the labor
