A few risks that we look at is the over saturation of STR's within the area. Too much supply within a given area can push prices down as well as cause tensions with neighbors and the local community with neighborhoods transforming into more transient destinations than family friendly neighborhoods.

Hello,

Anyone having trouble scheduling an RE exam right now? I’m in CA and completed all the educational hours requirements and completed the exam/licensing registration. I chose the option to register for exam through elicensing but I check multiple times a day and select all available locations but there are never any openings. Called the RE CA state Dept and they said due to covid things are delayed and limited on testing. Anyone else have this problem?

We discard everything except non refrigerated condiments (salt, pepper etc). We instruct our cleaners to clean everything out during each turnover.

Depending on you location and proximity to neighbors, privacy is super important so if you can put up screens or landscaping that would be ideal. Also do you have a place for pool loungers, outdoor patio seating? Guest appreciate those details. Also inexpensive things you can do is get an LED pool light and provide various pool floats.

Hire a good pool cleaner. We have someone that comes to our STR's twice a week. We also provide a pool net and skimmer for guests to use during their stay. In rare circumstances, we might have our pool guy do an emergency clean. With all that, I think we've managed ok.

I incorporate a hybrid approach with my STR's of both short to month to month leases and have had some good success. Try Zillow rentals for longer furnished rental stays.

Hi Curtis, La Quinta currently has a moratorium in place through February on any new STR permits as they look to tighten regulations.
