I wanted to break out of the regular daily grind and wanted to build equity. I've been in a few markets and have invested in low income all the way to upper middle income and for me the hardest was dealing with the low income mindset... that is not for me. That is what lead me to build nicer properties that I could hold. Buying nicer properties does not usually yield much cashflow, but my building them, I could get equity from day 1 and therefore have good cashflow. Even though it tool longer, it was worth the work.
What are your strategies?
I've been fixing & Flipping since 2006. I have also done several BRRR and in the past decade began Developing properties to build equity and to be able to acquire properties though building out the developments and keeping some properties.

What made you interested in investing in this type of deal?
I like newer construction because there is less hassle with mistakes others have made. I like multi-family as it spreads out the risk of vacancies
How did you find this deal and how did you negotiate it?
I found land at a good price and got development approval and construction approval. Then I raised the funds needed to build the project and keep one building.

I got paid to build the other buildings and was able to keep one with a small loan
Lessons learned? Challenges?
It is hard to raise money until prices are set... it is hard to set prices 2 years before construction is complete. The challenge is finding the right partners.

I have had my RE License and I have also worked with several agents
