Of course the owner doesn't want you to get an inspection. Probably means they know of stuff that needs done that you'll come back and expect money off for. No good can come of it for the owner.

We opened an 529 and a regular brokerage account for both kids. My financial advisor looks over all of them.

Given the language you posted abost, she may have just figured why go do it, the marriage dissolution happens anyway and it's less effort to her.

I contribute up to the match percent to mine and my wife's 401k. Then fully fund two Roth IRAs (one for each of us). After that I have taxable investment accounts and saving for my investing down payment.

Related to taxes....homestead exemptions.  I've seen several posts on here where investors have bought someone's personal residence, based the taxes off the current amount and get a shock when the taxes go way up now that it's a pure investment property.

I tend to find that credit unions are less fee happy than banks and pay a little but higher interest. Although, I have also heard good things about UUSA.

Not sure what branch of the military you're with, but Navy Federal has personal as well as business accounts. Your branch's credit union may do the same. Then you'd always have a local branch.

Can you do something that most people won't notice? Sure. But short of using actual pen, if you take time to look you can tell it was printed vs written.

I'm curious. Would it be possible to close on the others and have the title company delay the one property until the eviction is complete?
