# 1 Work on improving your credit score. With a better score you will get better rates from lenders.

# 2 reach out to banks in the area. I would recommend the smaller local branches. They have less restrictions on lending. Then get pre-approved.

# 3 keep saving money. 20k is not much. You may have to consider FHA financing which requires at least 3.5% down.

Have any idea how to start a meet up besides saying, let's meet at Starbucks for a coffee? I mean is it that easy.

Okay so a meet up over coffee. Sounds like we have the start of a plan. Now we need to take action on that plan.

When? Which Starbucks?

Hello everyone, my wife and I are looking to acquire our second SFR. We are looking at houses that reside in HOA's, typically. Who pays the association fees in a case like this?

Post: Our first rental on our way to a SFR empire. 1 house at a time.

Investment Info:

Single-family residence buy & hold investment in Valencia.

Purchase price: $336,000
Cash invested: $336,000

Paid for Rental. Annual cashflow approx 25K net.

What made you interested in investing in this type of deal?

Conservative risk tolerance

How did you find this deal and how did you negotiate it?

First time home buyer, FHA 3.5% down. bought at the dip of the crash. Sat on the market for 6 months. Asking 360. Offered 300. Settled at 336.

How did you finance this deal?

FHA

How did you add value to the deal?

landscaping, paint, flooring

What was the outcome?

Rented 3 years so far. Our first rental.

Lessons learned? Challenges?
