I appreciate your feedback. The Purchase agreement is standard and my assign agreement, if I'm not mistaken, is not really a concrn of the agent, as long as the money is there.... correct? 

As for someones earlier comment, I appreciate your follow up. I am in a program in my city that allows study to get my license, while doing... and wholesaling is one of the allowable actions. However, a transactions MUST be fair to communities, and in line with property values and within the perimeters of the program.

No sir. The property was posted on Craigslist as a FSBO. I contacted the person, who communicated with me over the course of several days and insinuated she was the owner. When I made an offer, she told me she was an agent and that she wanted me to give her direct access to my buyer. I didn't know she was an agent until about a hour ago and I've been talking with her since Monday evening

.......BTW, the seller has the option of declining any offer made. My issue was with an agent and the law, which you ASSUME, I do not know.  And, FYI brother, In my city, we have a program (PHDC) that allows buyers to make offers on and buy properties that provide fair offers and fair rent in relation to the respective community, all while EARNING my real estate license.  

I am a new wholesaler. I came across a set of properties (2 lots and 3 buildings, all being sold as one package. It was listed with an agent. 

I contacted the agent to make an offer. After 3 days of discussions and property visits, She told me she refused to accept my offer and she said I needed to give her my buyers name and contact info and she would speak to them directly, then, they would offer me a small fee, so I could get paid for my "troubles". Can anyone tell me if she is allowed to do that? I'm pretty sure she cannot decide what compensation I make off a deal, especially one I found and nutured, right?
