@Dan H. Am I obligated to return the deposit to the tenant if it was paid by section 8?

I guess my question is: if the tenant is fully moved out, do they have any legal claim to gain access to the apartment?

She wants me to give her the deposit at the time of the walk through

Help! Tenant fully moved out and won’t give me the keys until I give her the deposit back. Does she have any legal rights to the apartment at this point. Can I change the locks?

Hello,

Under contract for a duplex that I will be self managing. Was wondering what everybody does to show prospective tenants the units. I was thinking of putting the keys in a lockbox and asking the person interested for a copy of their drivers license and Credit card to make sure no damage is done to the property and keys are returned. The other alternative would be to take good videos and ask them to fill out an application. If app looks good, then show them the property myself. Thoughts?
