Three, two, two with flex room, which can be used as study or a formal dining area. Huge open floorplan, with lots of windows. Split bedrooms, 9ft ceilings, arch doorways. Newer upgraded flooring. Entire new HVAC unit installed 2013, new hot water heater in 2014. Family friendly neighborhood. We have this property under contract, giving us an equitable interest in the property and we are assigning that interest to a 3rd party. This property needs the carpet in the 3 bedrooms, stove replaced, interior painted and window in study replaced. Loan needs to be reinstated for 22k prior to 9/4/2018 which you could then assume with a total payoff of 164k. (Total buy-in would be 30-35k which is inclusive of the reinstatement amount above, payment to seller and assignment fee). CMA for property is 220k which I can provide for you. Current mortgage payment is 1240 but rents in this area are 1525. Very good schools, Elementary and Middle rated 8 out of 10 and High School rated a 7. I am negotiating with a seller who is listing his house (he is the selling agent on his own home). I've given him an offer but we wants a kick out clause in the event he receives a better offer during the option period. I am concerned because I will be selling this investment to other investors and don't know if this is normal on an inventor transaction? I know on a retail purchase, the buyer sometimes has to sell their home and will utilize a kick out clause. has anyone had any experience with this?

When mailing to non owner occupied property owner, do you mail to the address on the county tax site?

I'm new on the forum but on thing to consider would be liability insurance. If you buy this deed are you liable for anything that happens in this pool? If you had to purchase liability coverage for a community pool what would that cost?
