I am closing on a property at the end of the month, and there is a tenant in there that has been there for 3 years. The original lease has since expired, and there was no written provision that the lease automatically becomes a month-to-month, so they are currently a tenant-at-will. They have been paying every month and are never late, but there just is nothing written. I am planning on flipping this home and not keeping it as a rental, and am getting it at a great price. The seller also does not want the tenant to know that they are selling it, so getting a new lease signed prior to closing is out of the question. Would you close on a property and then just give them a 60 day notice upon closing?

@Elvis Briseno I flip in Atlanta, but for me it depends on the purchase price and loan I’m getting. If it’s under $150k, I aim for $20k CONSERVATIVELY. $150 - $250 I like to aim for at least $30k. I don’t buy anything above that (at least I haven’t yet!)

I also aim to get loans for the full purchase price, so I pay a good but in interest but I’m okay with that if I don’t have to come out of pocket very much.

Hello, 

I am currently an agent in Atlanta looking to transfer to charlotte. I've been an agent for 3 years, and sell around 30 homes per year. I hope to continue a similar pace in the Charlotte market. I am looking for a small independent/boutique brokerage with whom I can hang my license. I am looking for a reasonable split and the ability to build my own brand without having to co-brand my marketing with the Broker's name, logo, etc. Any suggestions or brokers themselves are greatly appreciated!
