Want to get it cheaper?  Jimmy the lock an put a dead cat in the middle of the floor.  The smell alone will drive most people away.  Remember, "Caulk and Paint make it what it Ain't."

I love homes like that.  I am going to gut a ton of it anyway.  They smell.  They are messing.  They are ugly.  They are cheap.  I'd take it all day long.  When I am done, people will be literally fighting to move into it.

Charging a late fee is simply telling the tenant it is OK to pay late. This is the primary reason so many landlords have tenants that consistently pay late. Tenants view the late fee as a signal from their landlord that it is OK to pay when they choose.

The only way to prevent consistent late payment is to terminate the lease.

 I am 100% OK with them paying a late fee.  I file for eviction on the 16th.  If everyone pays on the 15th, I get an extra 5%.  I am cool with that.

Landlordology for the WIN.  In NC, you can charge 5% after 5 days by law.  Texas appears to say "a reasonable" late fee.  10% seems reasonable to me.

Currently have 7 rentals rented + my primary home.

I have an 8th that needs a complete rehab.  Roof is leaking inside.  Home has been vacant for at least 12 years.  1100(ish) sq ft 3/1.  I have 2 homes already in that neighborhood. 

I have what I think is a 9th.  Vacant 5 years.  Haven't been over there to really evaluate it yet.  Need to get my taxes done.

I have another home I am trying to get.  It is about to be foreclosed.  Same neighborhood as my other 2 mentioned above.  Note holder offered the guy $1200 for deed in liu.  I want to get them to short sell it.  Real POS, but will rent well.

Found another on the MLS that is a short sell, but there is a complete lack of homes and it will go for way too much.

I never paint it unless it is 1) trashed or 2) already painted.  In the long run, unpainted should hold value better.
