But the 95% physical occupancy means they are 95% at capacity right? Thanks

Its a similar concept to Weighted Average Least Term (WALT) you want to know 95% of "what" a 95% occupancy of all 10x10s still isn't meaningful if those last units are crap locations and won't ever be rented

Thank you for the advice, I'm meeting with the owner today.

Quote from @Chris Mason:

Just sent this over to a client, in place NOI yields a ~9% cap rate on this park, which of course feeds into making 75% LTV doable. All are at less than 1.5 points. Blacking out just enough so that the exact property can't be looked up. Note one of them is at 65% LTV.

Good hunting!

Thank you for this, I'm looking at a MHP currently.

Are most MHP recourse? I'm currently looking at a combo MHP+SS property? Likely to finance both in one loan? Also a 4 year old here! Thanks

Thank you Henry, so does this mean they are 21% below street rates with 95% occupancy?

Thank you Logan. I don't think I explained the property. It has both SS and MHP. Would your lender finance together?

If SS has 95% physical occupancy and 74% economic occupancy does that mean they have 95-74= 21% delinquent tenants?

TIA

What types of loans are available for a property of this type? DSCR? Other traditional CRE?

Thank you

Hello, I'm looking at self storage/mobile home park. What are typical lending terms? My local bank quoted 75/80% LTV for 20y at upper 8% Other options and terms?

Thank you
