@Kathy Lien you could call some property management companies in the area to determine what the vacancy rate is for the area the property is in. I've done this before and sometimes they are helpful. It will also depend on who  does the marketing, yourself or a realtor or the property management company.

Is it in a flood zone? Confirm its not bc flood insurance is extra. Also, you should account for OPEX, CAPEX and Vacancy in your number analysis to show true cash flow.

@Kaelyn Motzel thanks for the advice. It's not in a great area like the heights. Do you provide space heaters that have an auto shutoff feature to prevent accidents?

I'm currently in the process of getting a home with window units that only cool with no heat. Will I need to buy new window units with a heating source or can I provide future tenants with space heaters? I've looked into a new HVAC system but it doesn't seem feasible.

any help is much appreciated!

@Sean MacLeod I can relate to your search. I've been looking with an agent for four months and haven't got an offer accepted. I was too conservative at first and believe I missed on some good deals. We have also widened our search, specially since we are using MLS for our search and not other means.

@Jaime Lazcano whats your advice on finding off market deals in Houston? Direct mail? ive been working with a RE agent the past 2 months solely on the MLS. We go after properties that have longer DOM and foreclosures or estate sales when they come up. However, MLS is super competitive so things dont last too long.
