Curious to hear what procedures are being used when submitting offers. Are you going through a RE agent? Creating your own legal document through software or a website, etc? Thoughts?

Curious to see if it is common for a bank or credit union to provide say 80% LTV for purchase for a commercial property even if the majority, if not all, of the down payment is coming from a Hard Money Lender? Thoughts?

Question for the vets!

When putting together future projections for a Commercial MFU and seeking funding, is it best to use the existing rent for said property or should the market rents be used for that area if they are higher and you intend to raise the rent?
