Thank you so much for your response and the welcoming. To answer your questions, I’m hoping for the Miami area but I’m open to any good deal that makes more sense as an investment. I will not be living in none of the units. I do have savings set aside for a down payment and currently building my reserve. I have not gotten prequalified but I did get a quote with numbers higher than what I needed for a first purchase. 

as far as the loan, should I stay around low hundred thousands to start? or should I take any deal that sounds like it will be more profitable regardless of price? Not sure if that’s a dumb question but it’s an honest one. 

I have been looking at other expenses and how to calculate them such as using the bigger pockets expense calculator box method. But yes thank you for the heads up I’ve definitely wrote some stuff down from your comment. Thank you.

I've been looking at youtube videos from various sources to prepare myself on buying my first property by the end of the year (2020). My goal is a 4-plex. I'm nervous about it, I'm currently deployed in Afghanistan and I'm ready to come home. and invest my money. I would like to hear the story of your first deal, the bad and the good as well as the answers to the questions below. 1. What should I look for and what should I avoid? (in example: location benefits such as next to a university, waterfront, etc.)
