BP, what if a seller is doing all the repairs themselves. Would I take a bigger assign,entry fee or would the buyer be making more on it? And if so, how much should I, the assignor  take at the closing table? Do I need to get a real estate attorney to set up assignment?

if I take the difference of what the seller is selling for and the buyer is willing to pay would that maxium my earnings? And what do you mean by protecting my fee when the deal close?

since I am building capital, I am fining properties for investors, (Birdogging), now my question is, how much money should I take for an assignment?  Should I see how much the seller is selling it for and then take the difference of buyer (investor) price? Help me understand because I feel as though I have a possible deal coming up.  Open to all ways to do this. And tell me why I would want to use these techniques.

What would you be looking for in a higher-priced community as far as buying and selling? I know that the market between high and low houses are the same but I'm sure the approach would be different what would it be?

what's up Jason.  I'm new to the real estate game too.  The only person that can  answer that question is yourself by just coming to the areas. All "bad" named areas aren't all that bad.  Now I'm not saying pick the neighborhood that's says I'll rob you, but I am saying that by looking around the neighborhood you will find you answer, I'm sure.

hey BP, quick question. What are the 1st few questions to ask a seller by owner? To be able to open up questions about why he selling and to be able to get a lower negotiation price. Help. I think I could have a possibly deal.

Hi real estate family, I am a new rei 2 weeks yesterday, fresh from completing a 3 day accelerated course in real estate. So, you can imagine my brain still has a lot thrown at it at one time. I KNOW for a fact I can become a legend in this HUSTLE. I still need a mentor that is making money, and doesn't have to necessarily be in Alabama just someone who is going to be there for me when I call and not get irritated from consistently calling, texting and email. But I will be respectful. I really want this and need hands on to become the rei I know I'm going to be. Still putting my team together, just have a real estate agent right now. Really needing an partner, seeing as I don't have any capital to start up. Hope to hear from guys and ladies.
