Just getting into the conversation. I am looking to syndicate a deal now. Mixed use, distressed condo conversion. Lots of loose ends to tie up but conservative estimates show a 25% ROI to investors with about 10% to me for structuring deal as well as CM fee. I'll keep posting with progress.

Hello Joe, Hello Nancy. Thanks for the welcome. Joe, I am glad you mentioned syndication as I have been looking into a deal structured in this manner, but didn't have the terminology down. I'd love to hear more about your experience. I have been on the receiving side of a syndication of tax credits, but didn't get into the details.

My prospect is a distressed sale of a condo conversion gone wrong. Trying to put together about $750K which would represent approx 25-30%, rest in debt. Is that a realistic proportion?

I know there are rules to know when pooling funds, what are some good resources to get educated?

Hello! My name is Marshall Downs and I'm new to the site from Benton Harbor, MI which is about 90 minutes from Chicago and Grand Rapids, 30 minutes from South Bend, IN and I LOVE REAL ESTATE...no kidding.

I have been in the construction/real estate business for about 14 years. Most recently focused on development, but have property management, general contracting and investor experience. I own a 4 unit and a SFR, but looking to expand the holdings as well as learn some new things.

Wholesaling is very intriguing and I've just begun to work on that specifically. Eventually I plan to go into development in an owners role. Our local market is somewhat hot now and there are some large scale projects happening, so I want to benefit and have fun along the way.

I'm seeking advice, connections, comrades and to share what I can.
