@Theresa Harris, Thanks for your response. The sad thing is my agent is not proactive, with all due respect. This is my second property in California and the experience is totally different in a negative way from the first. I wish I had a better agent, this would have been prevented. I asked my agent to make an addendum requesting for payment of rent for every day after closure, she (seller) refused to sign it.

@Tim Herman, unfortunately no money was witheld by escrow. Apparently this transaction was done in good faith, I do not want to put a blame on anyone but I feel like my agent dropped the ball on this one. He claimed to have 22yrs of experience and I wonder why he didn't foresee this possible outcome.

@Russell Brazil, thanks for your response. I called the police to the property. They spoke with the seller and she refused to leaveor give me a copy of the house keys. She claimed to have filed a law suit against the Real Estate agents stating that she was coarsed into selling her property and other charges including harassment. The officers adviced me to seek legal actions stating that they can't do anything to the seller without court orders because it is now a civil case.

We bought our dream house in Rancho Cucamonga and closed escrow since August 19, 2021. We agreed to Seller's contingencies such as property sold as is, with a 30-day stay after escrow without pay. It's 34 days after closing and seller has not moved out. What can we do?
