Good question Mario. I am assuming you mean if no one buys your flip or if your numbers are too high to make a profit. My suggestion would be to refinance the house with a bank (to get a lower interest rate) and either rent or owner finance it (if you can). You could possibly give your tenant the option to buy the house from you and help them qualify for a loan to buy it. I'm a cashflow person so this is what I'd do to turn a profit.

The seller is aware that I am assigning my contract. I'll show the buyers like I'm showing them now. House is vacant and I have access. Planning on getting an agent to list it for me. Just wanted to see if anyone on here has done it before. Guess I ought to speak with my attorney.

Hello all! I wanted to see if it is possible for me to wholesale a property onto the MLS? I am not a real estate agent and I do not want to close on the property. I'm really asking, what kind of paperwork can I give the seller to make it okay to put the contract on the MLS? I live in VA if that helps

Hi All,
I'm working on my first subject to deal and the owner has a problem that I'd like other investors input. The owner needs to sell her house because she no longer has help paying her mortgage and her house will go into foreclosure. The owner is retired and lives off her social security check which isn't much. She'll need a place to stay when we close on the house. I don't want to put the lady out without helping her. Since she doesn't make a lot of money, she can't afford to pay much in rent. What would be you alls suggestions as to a solution for making sure she has somewhere to stay? I was thinking about suggesting her to another investor that may have a place she can rent out. Her income is only a little over $800 a month.
Any advice will be appreciated!

Does anyone have a home inspector in RVA that they recommend? I have a property under contract but I think I'll need a home inspector to check it out so I can negotiate the price lower because none of my cash buyers are biting. I added the inspection clause in my contract so it should be fine.
