Thanks everyone. It doesn't sound like too much of a risk, and there is a potential benefit of attracting better tenants, or at least keeping them longer due to the reduced utility costs. i think I'm going to do it!

Hi there!
I'm just starting a 1200 sqft renovation on a duplex in Washington state. Ductless heating works well here, but I'm worried about tenants breaking them. Central, ducted heating seems much more robust.
Can anyone share their experience, good or bad, with Heat Pumps in their rental units?

I'm converting a 1200 sf garage into a rental. Stick framed on a concrete pad.
I have a quote for ~$5k, which includes drawings and some time for GC Q&A.
When comparing architectural bids, what key items should I be looking for?

Hi there!
I'm going to turn an existing garage into another unit. I've met with an architect and received a bid for his effort already, but I wonder if I'm getting things out of order. Perhaps I should meet with a GC first, so I don't double-dip on the design effort (?)
When would you use a private architect, as opposed to going directly to a GC?

Hi guys! Can you give me some insight?
I inherited a rental a few years ago, so the ROI is infinity (!) i have the opportunity to turn a garage into another unit, but I'm not sure if this is the best plan from an ROI perspective. If I take out a mortgage, my return goes down. Does it matter? Should I leave well enough alone and look for something else to buy?
