Abel Curiel thanks, most lawyer didnt give a price,  they charged $100 for consultation. So were using same lawyer when we bought the single family house. its for married parents to put names under both single sons, oldest being the primary beneficiary and then younger son being 2nd beneficiary...total of $3500 for everything. 

Anybody know a good R.E lawyer that does a living trust & what is a good price range???

Hello, I purchased a duplex in belleville nj feb 2025, with both tenants living there, I finally removed 2nd floor & going to renovate 2nd floor soon so i can rent it out. Im just remembering about the C of O. Should I get one for first floor only or do they inspect both floors or wait till I finish renovation. Or do I only need it for the 2nd floor, since it's the only turnover unit & get a copy of the previous C of O for the first floor since they been living there 4 years. Not sure how it works exactly

Hello, any recommendations to certain banks to take out a heloc, what are some different ways to take out a heloc?
