Thanks for the replies Will and Patrick. My real goal is to flip, but most of what I've read advises to start wholesaling to get cash flowing. The things Patrick mentioned are the very things that hold me up. I don't want to get a bad reputation and make stupid mistakes. I went my first REI meeting last night and plan to go to another area tomorrow. I will also start calling my think I know people today.

Over the last couple of years I have run across what I considered to be great deals I would like to act on. Then I freeze. I can't seem to get over the hurdle of getting the money to make the deal. I've read the books and done tons of research. I don't really have a buyers list, but I think I know people that would buy. Lack of credit, money and experience stops me at this point. Is there someone who can help me?

Thanks for the info on VA. It's one of the few things I've heard thats better in Virgina. As far as the reason, I guess it's more FEAR of, no experience, no money, no credit, smaller risk.

I am new to investing and to Bigger Pockets. I downloaded the Ultimate Beginners Guide and signed up for BP 2 days ago. I finished the guide this morning and would like to THANK YOU!! It was a great guide with a lot of great FREE info. I have always had a special interest in real estate and investing. I have attended a ************* seminar and others over the last 15 years. I have also spent money on some of their programs that I believe were over priced and haven't paid off. I have to admit, I haven't completed all of the courses. However, as of now I have learned a lot from them, "the gurus", webinars etc. in several ways and I'm always trying to learn more. I also know this is one of my problems, as the guide said analysis paralysis. I have been working on my "program" for a while and made progress, but it's time to get moving and make it happen. Ultimately I would like to flip houses but due to credit and risk, I plan to start wholesaling. I have signed up for 2 REI club meetings and an onsite foreclosure sale "just for the experience" within the next weeks. I have decided it's time, and I'm ready, to get out there and really start my new career.
