Post: Seemingly abandoned home in Orange County, California

Hi guys! I found a property in Orange County, California. It's been sitting for 10 months unoccupied. I went to the county clerks office and saw that it's listed under a mutual investment LLC. I have been unsuccessful locating a phone number to the company. I can't afford the home assuming it's in the $500,000 to $600,000 price range. I was wondering could adverse possession apply in this case? Also does anyone knows any other way I could get possession?

My question is. If i get a wholesale deal and it is signed by the seller. The seller and I agreed to lets say $30,000 payment for the assignment (take over) of her deed. If i do not have $30,000 in the bank but i find a buyer how do I pay the seller at the time the assigned contract is signed.

I found a couple abandoned homes that have code boxes on the doors. How do i find the owners and their phone numbers so i can try to assume the contract from them? I feel pretty stuck. I am thinking this could be an opportunity to obtain some potential wholesale properties. Please help!
