I did them myself for a long time but recently hired a virtual assistant accountant out of the Philippines. I have a lot more volume, but it makes it easier to review as I also have a FT job. I would say it helps but it’s not completely hands off still.

Not all properties are the same. Maybe sell the one or two that are older, worse area etc. you could use the money to pay off your personal or the loans on the other two. That would help your cash flow.

Or you could use the money and go looking for a better property - that would attract better tenants.

It depends if you want to stay in the rental business or get out.

I have a handful of properties that are owner financed and I am looking for a better solution to managing the amortization schedules.

I wanted to see what others were using?

Would need to provide year end statements and ideally a way to import prior history in (avoiding re-inputting of the historical data).

My current solution is no longer supported and can’t no longer be installed on a laptop. Hence the ask.

I have seen T-Value Online as a possible solution. https://www.timevalue.com/tvalue-online

Post: Conventional lending with foreign earned income

I was told it was “impossible” to get a conventional mortgage on an investment property with foreign income. Is that true? I am a US citizen working overseas and wanted to buy an investment property in the US.

Anyone have an experience out there with this?

I'm getting DSCR loan quotes for around 8%. Wanted to see if I could bring that down.

@Jack BeVier are you seeing those rates for loans to LLCs from larger national lenders? Any examples you have seen? I have the same issue with properties held by small bank in LLCs but the rates aren’t that competitive.

Refinancing SFR investment property now thru Centerstate bank - cash out. 4.25% mid 700s. Not sure what their DTI is - probably 20%. Used same broker there 3x. Easy.
