I spoke with them and below is the response:
Freshcorp(company) will be the lien holder and I will have a operational agreement the allows /assign me to the deed. My name will be on the title and they will be come the loan service provider.
This is a hard money loan and interest only, Sounds to go to be try..yeah I know. Is it possible for them to use their lenders and get the loan then do a sale to me and assign the property? Below is the contract:

The Purchased Operating Agreement
Operating Agreement (“the Agreement”) made and e x e c u t e d on July 05, 2013. This agreement
governs and outlines all activities and rights concerning any properties purchases by The Fresh
Corporation (Party A) and assigned to Standard Loan Customer (XXXX) (Party B)
The members in this agreement are:
The Fresh Corp (2824) (Last 4 E.I.N)
Standard Loan Customer (XXXX) (Last 4 SSN)
The members to this Agreement agree to the following: ARTICLES OF OPERATION:
THIS AGREEMENT OUTLINES AND CEMENTS ANY RIGHTS, RESPONSIBILITIES OR ACTIONS
CONCERNING ANY PROPERTY PURCHASED BY PARTY A, AND ASSIGNED TO PARTY B
PARTY (A) RESPONSIBILITIES
a) Party A will use previously purchased loans purchased from American Association of Private Lenders
Members and various other investors to purchase properties selected by Party B (Subject to investor
approval)
b) Party A will disclose all information to Party B concerning purchase of property including but not
limited to, appraised value, monthly payment amount, fixed interest rate, loan term and conditions,
closing date, and investor guidelines
c) Party A will process all payments made by Party B to investor and send email confirmation for all
payments received and posted, per amount disclosed in loan disclosure prior to or at closing.
PARTY (B) RESPONSIBILITIES
a) Party B will make all payments to investor per loan disclosure agreement supplied by Party A on the
1st of each month no later than the 15th without penalty or late fee.

b) Party B will pay all municipality based fees associated with property including but not limited to,
annual property taxes, water bill, and any fines issued by the municipality, county or state in which the
property is located on an annual basis.
PARTY (A) RIGHTS
a) PARTY A has the right to begin the process of ending the assignment of the subject property to PARTY
B if PARTY B is continuously delinquent on monthly payment set for in Party B RESPONSIBLITIES
clause for 60 days or more.
b) Party A has the right to impose a penalty or late fee per the terms set for in the STATE BAR OF
WISCONSIN FORM 11-1982. To be executed at closing per Party A and investor guidelines.
PARTY (B) RIGHTS
a) Party B has the right to inhabit subject property
b) PARTY B has the right rent subject property for profit
c) PARTY B has the right to operate a “at home business” out of subject property
d) PARTY B has a legal and equitable right to the property granted by signed assignment agreement
e) PARTY B has the right to sell property as long as proceed from sell satisfies all liens on the property
f) PARTY B has the right to pay off the liens on the properties without pre payment penalty
