Prices not only vary dramatically state by state but also by contractor. The guy I worked for when I got my training would bid it out by estimating the hours it would take to complete, set up, etc. Typically this would be right around $200.00 per man hour. It can get much steeper than that as well though. I suggest having several contractors come bid the job and before picking one check to make sure they have a current license. With asbestos abatement you have to be re certified annually. You can check that online here in Ohio and I assume other states as well. As far as particles still being around other parts of the house the only real way to know is to have someone take air samples. Testing before and after abatement is necessary to clear an area. Ask your contractor to take air samples in other rooms when they are done just to make sure. Good luck to you.

I am licensed by the EPA for asbestos abatement. You should definitely have someone that knows what they are doing remove any and all asbestos containing material. You need to contain the area, have negative air machines, a shower, respirators, tyvec suit, etc. Mesothelioma or asbestosis is nothing to play with. It only takes one particle to lodge in your lungs the wrong way and 10-20- or even 30 years down the rd you're in your last agonizing days. Be safe and call the pros.

Ryan Siriann I can't speak for Illinois but here in Ohio the secretary of state web site has a form to file an llc. You simply fill it out and send it in with the state filing fee which here is $125.00. All you would have to do is decide if you want to act as your own registered agent or hire it out to a business services company.

As for your operating agreement you can find free templates all over the internet, You can try this one to see if it works for you:

Good luck to you!

Thanks Sharon Vornholt & Steve Babiak. Your suggestions helped tremendously. That does work even though it is a lot more tedious and time consuming then I had hoped. Hopefully these leads will be more quality and produce more deals than some of my other methods of obtaining leads. Only time will tell.

Thanks to you to Scott Meredith, in the future I probably will just pay someone to get this information. While still in the beginning stages of getting this business operational I will perform this task myself. As my marketing budget increases I will outsource more of these daunting tasks.

Thanks again!!

The BP Fileplace has some great examples of the contracts needed for wholesaling. As far as finding seller leads I use direct mail, court records, and driving for $$. I also have business cards, a lead capture web site, facebook, twitter, pinterest, and am about to start implementing Craigslist. The possibilities are only limited to your imagination and budget. Like Abraham L. said, If you search on BP you will find tons of information on the subject. You should definitely listen to the podcasts as well. They are extremely useful. Show 12, 18, and 21 specifically. I'm pretty new to wholesaling as well but like anything in life, you get out of it what you put in. Don't expect get rich quick or to do no work and collect big checks. That simply is not the case. This business takes hard work and dedication. Good luck to you.

Sharon Vornholt yeah I called them and they do not. The only way they say you can access that information is with the case number or name. I have been looking at the site from which Steve provided the link and it does only show the deceased. I was thinking I could do a deceased search for the last month and then take those names and use them in the probate search and all the information I need would be in that. This would be very time consuming but if it is my only option then that is the route I will go. If I am incorrect in my thinking and/or there is a better option please let me know. Any other tips and advice would be greatly appreciated as well. Thank you.

That seems to be exactly the resource I needed. Now it should be just a matter of cross referencing. Steve Babiak thanks for the info.

I have been going through the forums trying to find a solution for my problem and have yet to find one. We're trying to start a direct marketing campaign geared toward inherited properties through probate. Our problem is in the county where we are targeting(Hamilton County, Ohio) you need a name or case number to get the needed information. Does anyone know a way around this or a way to get the names from another source so that we can access the information through the county probate office?

Jenkins Ramon our web site is a work in progress but it is slowly coming together. We host our site through 1and1.com. They are very user friendly and relatively inexpensive. All of our images come from i stock or similar sites.

Dev Horn I'm sure them books are a must read and I will read them. I've been following his success for sometime now. His website is another great resource for this line of work.

Will Barnard Thanks. I plan on staying active and will be posting some of my own questions, successes, and answers/tips as I hit obstacles and as I gain more experience.

Thanks again everyone
