Post: Tree clean up after storm?

Renting a 3 acre rural property With lots of trees. Can I require the tenants to clean up after a storm? Or is that typically the landlords responsibility?

I brand new to this. Where do I get financing when I do not currently have a job? I know of a three bedroom two bath country home on 3.1 acres. Owner is moving soon and wants the money in full in 2-3 months. Will not do owner financing. 3 banks told me if I have no income, then no loan. Even 50% or more down. I have excellent credit currently it’s 815 and enough cash to buy it in full but that’s ALL my cash!. $115,000 is the appraisal and asking price from the homeowner. I could get 1200 Per month in rent. 2200 yearly taxes. Does this sound like a good deal? and if so, is there anywhere I can get financing? Thanks for any help!
