Post: Seller's Insurance Claim Check Delayed and have to pay roofer

I am closing on a house next week. The seller and I agreed they would file a claim on the roof due to hail damage, and I would cover any out of pocket costs like deductibles, overage, etc. I arranged the roofer, the seller signed the contract, and they will wrap up the roof tomorrow. The roofer requires half at completion and half 7 days later for recoverable depreciation check to come in. The check came in last week from the insurance company, was sent to the lender to endorse, and they just put it in the mail Wednesday. It has not arrived yet. Long story short, the seller can't afford to pay for the roof and wait for the other. I can pay it, but I'm not entirely sure what I need to protect myself (POA, simple contract, etc?). Any ideas? Ideally I'd run this by an Atty, but time doesn't really allow for that.

What should a vacant house policy run me per month? I was thinking $75, and just got a quote for more than 2x that.

Thanks for the tip @Chuck Brickman. I got my roofer scheduled for this Friday and Saturday, but the area was pounded, so it makes sense.

I recently got my first house under contract, and expect to close in 8 days. I need to get Insurance, but don't really know where to start. The Seller will live in the home for about 7 days after closing, then I will be rehabbing for 3-4 weeks, then listing the property with a realtor. Does anyone have insurance recommendations for the San Antonio Texas area? Anything specific I need to be asking or covering?

2338 sf two story home in Converse, TX built in 2006. It will have a new roof, new windows and new garage door from an insurance claim when I take possession.

ARV: $165,000

Purchase: $101,000

Rehab Cost: $18,000
