Hey everyone, 

We're looking for some recommendations for doing credit and background checks in Canada. We're in Ontario specifically and are finding a million services at varying costs. 


What have other people used themselves and found helpful? 
Do you have issues finding applicants when you require the criminal records check?

We will not occupy any of the units. 

We will be buying a fixer upper to live in and renovate after we have a cash producer in our portfolio. The hope is to be able to refinance in 5 years.

I'm finding a lot of places that can produce a small amount of positive cash flow but none of these places offer good opportunities to refinance in a few years. Either the amount of renovation won't increase the after renovation value or sellers are asking fair market price without any room to negotiate. Does it make sense to buy without being able to raise the value of the place? Average prices for my area are $400k-$600k for 2-4 unit buildings.
