 Thanks Emmanuel! Not a problem - Several things led to being way over budget:

  1. Not being realistic with what things cost
  2. Needing to replace ALL the drain lines when it wasn't originally planned for
  3. Needing to update the electrical significantly beyond what was expected... with MC cable due to it being in a commercial zone
  4. Needing to do more demo than originally planned for
