@Todd Sullivan hey Todd I invest in Wilmington DE. I started everything in 2019 and since then I have found it significantly harder to find deals in my price range. They still pop up here and there but over all I have seen prices go up

@Tamirah J. if you are able to bring a deal to the table you’ll definitely be able to find a partner. I would recommend a flip deal over 1 single family buy and hold rental.

@Account Closed Right now we only do buy and hold. I like to stay away from the really bad parts of town though. We focus primarily on cash flow as well.  Any appreciation would just be icing on the cake.

@Corinne Bogan those areas are tough to come across. Your best bet is off market there. You could call different agents and let them know exactly what you’re looking for. Wholesalers and other owners occasionally put up offers in the DelReia Facebook page. Post any requests in there and people always answer

Guaranteed Rate has a good loan program where you can get 3-5% down as conventional financing. Better alternative to an FHA that has more restrictions. If you can find a 2-4 unit that would be best case scenario!

@Kris Alexander I don’t know the first thing about the Baltimore area. I’m sure you could get some houses on the cheap I’m just not sure how the area would be. There is opportunity out there off market here in DE. You just need to connect with the right people.

@Kris Alexander all of my houses are in Wilmington. I have also had issues finding anything that fits on market right now in Wilmington.

@Buyan Thyagarajan assuming the basement door leads to outside? I just had a house that got water in it because of rain the other day. My best bet would be a French drain. How soon are you looking to have the work done? The guy who does most of my work is booked until around thanksgiving but he might be able to help.
