Very interesting tip#3, I didn't think about skipping demo. Makes sense, I will definitely bring it up once I am in the Renovation phase of the BRRRR. I appriciate other tips as well and I will be following up hopefully down the line shortly to share some more specific questions as I go through different phases of BRRRR!

Hi everyone
I'm starting my BRRRR journey with my business partner. We are currently starting out our first 'B' phase and using BRRRR calculator on multiple properties a day trying to get in a good rhythm of being able to confidently and quickly run numbers. While doing so, we realized that our current weakness is estimating for renovation costs. I would love to hear from you about any of the followings:
1. What is some of your "tricks" or "rule of thumb" when estimating renovation.
2. What are your favorite/go-to ways to find contractors for renovations that checks off on credibility/efficiency/pricing
3. What are the type of renovations that you recommend others to avoid due to: taking too long / expensive / not worth the renovation?
4. What are your go-to cost effective renovations that appreciates your property the most?
5. What is the typical timeline to expect or use as a guideline when planning for renovation?
6. Please feel free to share any other tips, tricks, opinions, or any other comments relating to this !

I think the Ohio markets, particularly Cincinnati, Columbus, would be great for this strategy. You may be looking at a little over $100k for an all in BRRRR though.

After 2 years of spending every spare moment outside of work learning and growing my knowledge and experience in real estate, I have now made the major step of making it my full time career. With two Airbnb house hacks and one full out-of-state rental under my belt, my next goal is to pursue a multi-family BRRRR.
I am based out of San Diego and looking to connect with other investors (local or otherwise) who are interested in partnering up on a BRRRR strategy in the Cincinnati or Cleveland, Ohio markets.
