I currently have 4 properties and my contractors are spread a little thin. Looking at letting a couple of them go off market! I'd love to understand best practices in these situations as I don't want to slow down on acquiring!

 That makes sense! Bought for $240K potential rent is $2700 & needs about $25/30K in work! I'm thinking I should probably let it go to someone that knows the game little better!

I recently closed on a duplex ni Leon Valley and I'm looking into the best strategies to fix & flip rather than buy and hold. Is there any strategy where this would make sense or is buying and holding typically always the best way to go? If you are into buying and holding I can also run it by you!

1. If you had $50K in a Self direct IRA how would you leverage that to yield short and long term dividends?

2. Do you know of any HML are non recourse in San Antonio?

Hello I picked up a deal just outside of 1604 near San Antonio that I believe is great opportunity. However, I received some feedback from one of my partners that the play here would be for an investor to subdivide or re plat the land for a multiple tenant situation. My question is if we are marketing this as land, is more value added from the 2020 mobile home or the multiple utility hook ups? Land in this area is going for about 60K/Acre.

Thanks John! I have been to 2 local meetings and have joined quite a few FB groups. I will say the Facebook groups and reversing different platforms have been the most successful. I know a lot comes from time and connections so I've been focused on just learning the game as much as possible!
