I have a potential tenant who is a psychotherapist for medical professionals. She would like to use the 1st floor bedroom for her office and to meet with clients. Outside of additional insurance, is there anything I should be aware of? It’s a 3 story townhouse so nobody would be walking through the house.

Hi BP,

I purchased a home towards the end of 2018 that was under a homestead exemption for 10+ years. The property had been taxed at 240k in 2018. After the sale, Dallas county raised the appraised value up to 440k (sale price was 425k). I have added my own homestead exemption to the property but is it possible for appraised value to go back into the 240-260 range or does it start over with the sale of a home?

I am currently moving out of my primary house into another. I am going to rent my current house and after 3 years of owning the appraised value has gone up 100k. What is the most cost effective way to use my equity as a down payment for my upcoming home purchase? I’ve done some research on HELOC and refinancing but would like to know what works best for you.
