Hello BP! I am planning to buy out of state (I live in Colorado) and was wondering if I should set up an LLC prior to closing my first property. I am looking to maximize the tax benefit and reduce overall risk. It is likely that I will be purchasing in multiple states should the numbers work. Again, I am new and would appreciate and insight or experience you could share. How do all of you handle out of state purchases? Multiple LLCs? Many thanks, Matt

Hey TJ. That is correct. I grew up in Colorado and knowing the area, I can't justify some of the prices I am seeing. Of course I will jump on a deal if it presents itself. However, I am not seeing the yields I would like.

Haha. I just watched the Big Short flying back from Toronto. Agreed. I started looking at net-nets to buy that weekend. Sidebar: have you heard of or read Deep value/Acquirer's multiple? Interesting contrarian view. Similar to "the magic formula". The author shows some compelling analysis in the book and on his site. Tobias Carlisle is the author. He has some YouTube talks as well. You seem like a data guy so it might be of interest.

Scott Poole thanks for going above and beyond with the response. My next step is to work with my local(Denver)CPA to set up an LLC then start figuring out pre-qualifications and loan types. I have a lot to learn but willing to put the work in. I travel constantly for work so It's fairly straight forward for me to be in OKC on weekends as long as I'm back at the client on Monday. If I find great PM companies or contractors I will definitely let you know. I pretty excited about this new journey. After I read your post I went Zillow and trulia crazy and couldn't believe the quality at some of the price points in the area. I had a friend that worked at Devon energy that was part of some massive layoffs due to oil prices dropping. It will be interesting to see what oil does to the local market. I should be fine but I will be keeping my eye on it. Regardless, I appreciate you taking the time to respond and hope you find some killer deals.

Hello BP! I joined today and am impressed with the wealth of knowledge on here. I am excited to hopefully learn or work with some of you. My goal is to buy my first property this year. I am thinking OKC or FL as Colorado is booming and I'm not sure my backyard will be easiest to cash flow. I am definitely a newbie but I look forward to building a team and meeting smart people. I am sure this something I want to do and hopefully I can teach others one day. Cheers, Matt

Mitchell Williams Greetings Mitch. I am new as well( Just joined today). Wish you the best of luck. Daniel Eisman I'm curious about your thoughts on the Springs. I am brand new to REI investment and my first thought was to look at the Springs as you know Denver Metro is bananas. I tried talking with some agents in the Springs but they haven't been very responsive. I want to find a buy and hold if the math works and will cash flow at a reasonable price point. Do you have established contractors and PM in the area? Any wisdom you have is greatly appreciated.

Greetings Scott. After reading your post I decided to join the site as I have the same OKC goals. I live in Denver and am finding it challenging to get cash-flowing properties at a decent price point.I am also new to RE investing. It sounds like you have solid start. Do you have any advice on building a team? Once I have some solid contacts I plan to fly out and get things started. Any tips you can provide would be greatly appreciated.
