Thanks @Matt McConkey I think that's a great second-tier list of contacts. They are all people that see distress in their businesses. Perhaps with some time, the foundation guy would do work cheaper for me than the homeowner, etc.

@Jonathan Jewell this entire conversation is insane. Go raise 340k and be done with it! Take ownership, call a bank and refi out of the money. You'll have a happy lender who will want you to put that 340k back into your next flip so they can make more money from you, and you'll make more money from them!

@Jeff G. Lawyers as a first avenue is a new opinion I've not heard before, but I like it. Have you ever received a hot lead from a lawyer? They were on my list, but I find them to be generally very unapproachable. I was also going to call estate sale, estate clean-out and debt consolidators. Insurance agents would be good. I just had a great conversation with a local metal scrapper. So I suppose I must do as the politicians - press the flesh! Of course, there's always real estate agents, but most of them in this area can't get themselves a listing and would probably see me as a scam (based on conversations I've had) - worth following up with, though.

@Jeff G. Thanks, yes, compared to the strategies that I hear about in the US it does feel like tied hands. I'm just curious to hear from wholesalers who actually get leads from non-mail sources to know which of those sources work best. You've definitely given me good stuff to work with and that compares well to my to-do list of networking.

@Tiago Alencar there are no prolific wholesalers here. I want to be that guy. I run the local BP meet-up and if I could generate leads consistently I'd be selling them non-stop to the people around me struggling to get solid deals. Canadians have a strong bias towards using Realtors and banks and generally don't know about the alternatives, so as a wholesaler there's not only the privacy issues, but a basic trust issue when asking a stranger to sell me their house.

So Tiago, you suggest driving for dollars and just straight up knocking on those doors?

@Jeff Bouwman yes, that's very helpful. How would you say these types of actions perform vs direct mail in your area? Do you have metrics for $/lead or $/contract to compare the sources?

Here in Ontario, Canada, there are privacy laws that make it impossible to find any of the lists that all of the American wholesalers on the BP podcasts talk about. There is no pre-foreclosure list, no probate list, no divorce list, no expired listings list, nothing of the sort.

Also, a postcard costs 34 cents to mail in the US? It costs 85 cents here, more than double the cost.

So, two questions to you successful lead generators:

1. What would be your top-performing lead source if you did not have lists?

2. Would you still mail post-cards from driving for dollars or other address sources if you had to pay 2.5x as much for them?

I am thinking that mail is not going to be my avenue of top ROI, so where should I be focusing? Please speak from experience!
