Don't get me wrong, I'm all for other people playing the lottery. Matter of fact as part of my campaign platform for president I will eliminate the national debt and abolish the income tax. I will enact the first billion dollar jackpot every month, collecting hundreds of billions from around the world while only paying out a billion. Who wants to be a billionaire? Do I have your vote? :)

Yesterday I was driving to check out a house that I just purchased and stopped at QT to get gas and a drink, then noticed a line out the door. I asked if they were giving away free coffee or something but was told everyone was buying Powerball tickets. I watched as people purchased lottery tickets by the dozens. I would guess that most of these people can barely afford rent and food for their children, but throw money away on State sponsored gambling.

The store employees seemed shocked that I didn't want any tickets. Instead, I decided to purchase another investment house with the money I had saved. While I may not get rich overnight my odds are much better.

Anybody have a referral for a title/escrow company that has experience with investors and does hold opens in the Phoenix, AZ area?

If you run a background check and they are a felon but not a sex offender, I think you would open to an $11,000 fine if you did not rent to them. I see a day coming in some cities where landlords will be prevented from asking prospective tenants anything. Landlords will have to raise rents to cover evictions/damage or convert their property owner occupied and sell them. This will contribute to already lacking affordable housing in Seatle.

I'll add that they also have online applications,  allow split roommate payments, and now offer renters insurance. I looked at just about every online landlord system, and while others offer what Cozy does, they are too expensive for the smaller landlord.

Cozy Pros:

-Free

-Slow to deposit, even when you pay extra for fast deposit. But it shows pending so you know it is in process. Not a big deal unless you can't wait one week.

-Requires checking account or credit card. Not a big deal, but other services may be better for lower income properties.

I use cozy.co . It works well for smaller portfolios.
