I have to agree with you. This last "deal" I got (my uncles apartment) is in Woodhaven, 3 block from Jamaica Ave. I grew up in Woodhaven, always was a decent neighborhood, and still seems to be. I'm going to keep my eyes open in the area. But thank you for confirming my thoughts!

Hello @G. Brian Davis, thank you for the article, it was a good read. Really makes it seem so "simple".

House hacking just seems like the perfect way to go. Living for "free".... Sometimes I have to say that out loud for it to click. =)

Anyway, I'm gonna get back to looking for deals. They're few and far between here in NYC but they are out there.

Hey all,

With my first cash flowing deal in place now, It's time for me and the GF to try and move out of an apartment (her mothers 3 family house) and grab a home to house hack.

We will be looking mainly in Queens and maybe Brooklyn, not sure we can afford the ladder.

Well probably (99%) have to use an FHA loan.

I'm looking for some tips, thoughts and specific area advice about the whole process. 

Area advice being most critical. Somewhere close to the subways so we can both ditch the cars. 

Going to try and follow @Scott Trench advice from his new book.

@Ian R. 

I understand to maintain an FHA you need to live in the property for at least a year. Does that year also go for time before you have refinance out of the FHA loan?

Thank you both for the info and links. It's something I'd like to also take advantage of soon. That PMI can really kill the deal

And not to hijack the thread, but optimally would we be best off a) waiting till we have more than 3.5% to put down, enough to avoid PMI or could be b) refinance ASAP out of the FHA loan?

When you do FHA, at what point does the PMI come off the note?

Is it a time thing? OR an equity % thing? I'm assuming it's the ladder
