It sounds like you did the first step properly, tried to talk it out with them.  After that I always tell the renters to call the police when there is any issue that they feel threatened in.  I also let them know that without a police report there is little I can do.  Typically they work it out without police, if not then I can use the police report to see what part of the lease was broken and go from there.  I may just be very lucky but this system has kept my headaches fairly low over the years.

I bought my first multi here in RI back in 2004 (My brother said two things happened that year that he never thought could, I bought a house and the Red Sox won the world series).  Luckily both of those things happened more than once.  Enough about that though, my one bit of advice for you on this topic....

You definitely want to find a great agent that you can trust and will help you land the right deal.  With that said they get the blanket request of "I want to find X" many times each day.  Since no agent knows what you want as well as you do I highly recommend digging around and then bringing them things you REALLY want to see.  It shows some commitment on your side but also helps streamline your time spent looking at potential purchases.

I have worked with the same agent for years now and the bulk of my portfolio was picked by me and then handled by her.  But there are a few gems that came across her desk that ended up being great buys.  Its a team effort and once you get going there will be no stopping you.

I am sure this answer could be area specific but I have been renting near and on the edges of Universities for many years now.  I have found that as long as your rules are known up front (tell them you are not a party house) and the lease/deposits are clear, than things are all good.  If they trash the unit (which has been almost non existent for me) then you typically have great co-signers and good deposits.  The other huge advantage to owning near universities is that you have a never ending source of quality renters.  I have also steadily seen that the units that used to be on the edges for students are now well within the rental range (as housing needs for them increases).  

If you find the right ones, don't be so quick to sell them.  Nothing better then steady rents, and growing property value.

I am sure other's have had different experiences so treat all advice like anything free...look it over real good before you take it.
